How to Find a Real Estate Agent Who Understands Investment Properties

Real estate investment properties help generate retirement income and help provide long term financial security. Before you acquire an investment property, you should understand the real estate market in which you're making your acquisition. The most efficient way to go about this process is through an experienced real estate agent who understands the investor market. Here are some tips to help you ask the right questions to hire the right real estate agent:

1) Find a Real Estate Agent With Investor Experience

Like any profession, before you hire someone, you should take a look at their resume and experience. A real estate agent who understands investment properties will have information & references from former clients who’ve worked with them in the past. Verify that the information & references the agent is giving you is correct.

2) Does the Real Estate Agent Know the Local Area?

Understanding the local market is essential in real estate. A Real Estate Agent who has experience in the marketplace will have  better knowledge of the value of the investment. Whether it’s a commercial investment or you’re taking a stab at becoming a landlord for the first time, a  real estate agent who knows the market should be able to answer the following questions;

- Who will rent the property?
- What are the occupancy rates?
- What is the average property appreciation & how long does it take to resell?

3) Networking– It's all about who you know

You’ve heard this before “It’s all about who you know.” This is so true, especially in real estate.. Someone who specializes in real estate investments, should be much more immerged in the community and receive information on properties before they reach the market. The first question you should ask a potential real estate agent is “Do you have the right team in place to ensure this process goes smoothly?”

4) Does the Real Estate Agent Understand "ROI"?

Investment real estate agents are always on the lookout for the best deals. Finding a good deal is great, but understanding "ROI" is imperative. Before you select a real estate agent, make sure they understand your criteria & goals for the investment. These are important points to bring up to the real estate agent so they can help you find the right investment to achieve your goal;

5) Does the Real Estate Agent invest in Properties?

Once you interview a few real estate agents, you will find that many are investors themselves. Find a real estate agent who has investment properties because they will have first-hand knowledge, which could  mean fewer mistakes. Don’t be afraid to ask questions about their experience and how they became successful.
